Hope you enjoy Austin, mate. Good luck with that drive to & from Georgetown though. Just remind yourself that it is only temporary, lol. You're probably 35+ mins away without traffic. Maybe you get kinda lucky and can avoid traffic if you leave early enough both ways (as you mentioned), but you're looking at well over an hour drive each way if not.

I will say I am not sure how bad I35 is around 630ish in the morning. Maybe someone who lives in NW Austin can answer this, but if I35 traffic is bad that early, could it be quicker to take 620 and 2222 to Barton and back instead of I35? I live closer to the Dam on 620 and there is no traffic at all on that section of 620 going into Lakeway that early in the morning (traffic does pick up after 7am though).

Welcome to Austin fellow Tiger! The Austin heat on here is hilarious and very misguided.
You seem to have it figured out. My wife is a realtor here, so please reach out if you need any assistance. She’s helped many LA folks moving here that need leases.

That is a nice area. If having bars and restaurants within 5 minute drive (or walking distance) is high priority, it’s probably not the best spot. But if you are cool with a 10 - 15 minute Uber, you are fine. Can head east to south Lamar or west to the restaurants on Bee Cave. Your commute will be easy. They are about to start 2-yr construction on the “Y” of Mopac and 290 so just heads up if you are needing to commute though there at all.

Yeah I’ve made the drive to and from Georgetown plenty of times and it’s a bitch for sure. Hopefully I’ll only be there about 3 weeks.

Austin is fine...I’ve been here for 17 years now. Most of the people that trash it have never stepped foot on the soil and simply go off the stereotype.

Is it my dream place to live, no. That said, it does have a lot going for it right now, and it’s been fun riding the wave.

Good to know. I wouldn't say we need to have things within walking distance or under 10 minutes in the car, but it's nice to have.

In Dallas we've lived in North Oak Cliff for the last 2 years. Bishop Arts is an area with a lot of restaurants, some shopping, and a few bars. The heart of the area is about a mile and a half from our duplex with several places in walking distance. Getting to Downtown/Uptown/Deep Ellum (a popular nightlife destination) takes about 15 minutes driving. I understand Austin real estate is more expensive than Dallas (although prices in Dallas have been rising for a while now), so I'm willing to be a little further out then I have been.

I'm trying to avoid the secluded feeling of the suburbs as much as possible though. I appreciate the response

You'll be totally fine with traffic. Especially that area. It's bad going into downtown but that's about it.

Baton Rougean here. I know better than to trash the Austin metro. I should have moved there 17 years ago but such a move would be hard now that I'm married with kids and old enough to be viewed as a dinosaur in my industry.

look into areas on the outskirts like Round Rock and Pflugerville

very affordable housing/apartments with some really good options + just enough city with just enough space to not have full on city life

The commute from Round Rock to my job would be like 45 minutes each way with GOOD traffic. And as I've stated previously, I don't have children at the moment and me and my wife would prefer to not be in the Suburbs.

ETA: We are going to start trying to have children in the next year or two, so at that point we'd look to move to the Suburbs for more space and to be closer to her family. For now, we want to enjoy the city life while we still can.

my bad I wasnt reading 6 pages of Austin stuff

as a whole it can be a fun place to be. Rainey and 6th Street are fun

lots of nature in the general area for your off days

gets a bad rep but I like Austin

We are in the same boat.

You may not get that true city feel in certain areas of that zip just a heads up

Yeah, that's what concerns me. Like I said, once I have time to drive down there and actually check it out I'll know whether or not that area will work for me. There seem to be a few new apartment complexes popping up over there that are pretty nice.

I'm also looking in 78746, 78704, 78745, and 78736. Obviously, 78704 is the coolest area but the rent for 2 bedrooms in most complexes is higher than I'm willing to go.

I live in Temple and drive through pretty regularly in the mornings. Basing it on the sign north of Georgetown that’s says “San Marcos xx if you take i35, yy if you take the toll,” it’s hit or miss around 6:30. If you can make it south of 45 before 7:00 you should have smoother sailing. If I’m going through any time after 7:00 I take the 130 toll every time.

I'm planning on starting my day in the Office at 7 AM, so I'd be driving south around 6-6:15 AM.
