This is how you ruin a community:

Have or enforce very little in the way of building permits.
+Have very few stipulations on subdivisions/apartments.
+Be next to a big city everyone is evacuating.
+Dont pay teachers as much as surrounding parishes.
=
overcrowding, flooding, worsen school system

All of this lowers property values and speeds up the process

All correct. Need the following to support this expansion.

Juban 4 lanes from 16 to Florida.

Exit at Pete’s highway. 4 lane Pete’s highway from 16 to Florida.

Direct access feeder road from Walker to O’Neal.

Florida 4 laned all the way to Walker.

16 4 laned past Juban.

Increase the interchange between 12 and Range by 50%.

All that to say, bend over. Traffic is about to get worse.

I live off of Juban in a one street neighborhood. 2 new homes built last fall and they probably brought in 50 truck loads of dirt to build up the house pads. So far I see 5 kids added to the schools.

You probably aren't off. Juban Crossing has be a real success because people like the easy I-12 access and safe shopping. All that is going to change as more BR people move out here.

+ New bridges over the Amite at Hooper Rd and N Harrels Ferry.

If there were more ways to get into the Parish from EBR, it would boom. It sucks that you have three entry points from EBR - 12, Florida, Magnolia Beach.

If there were multiple points of entry, you wouldn't have those three back up constantly.

Yay real-estate backed bank fraud! I probably wouldn’t want to be the landscaper in the food chain of the development.

If it is anything like most other developments around here, they will abuse the frick out of HUD’s “rural development” loans to move everyone in at $0 down and no closing costs out of pocket then let the government get left holding the bag on defaults.

While this is certainly needed, good luck getting it funded in an area with laughably low property taxes and property tax exemptions.

People look at the nice new infrastructure in the white flight suburbs of Houston/Dallas with 2-3 lanes of feeder roads and miles of wide boulevards and think they can get that in Louisiana. The same people say Not Me when they realize those suburbs were built on the backs of homeowners paying an annual 4-5% affective property tax rate.

They don’t need a moratorium

They need to work with the developers, build the infrastructure with bonds backed by future property taxes.

That’s how it’s supposed to work

I'm glad you asked. Section 8 housing is paid by the government and invites a whole other class of folks to move to the LP. Its what happens to apartments that dont fill up or when they get run down. which is why nobody wants apartments in their town.
