I see all these apartments complexes and zero lot line housing developments being built all in and around Baton Rouge and the surrounding parishes. But Louisiana is also losing population every year. Most of the apartment complexes I see aren’t even fully rented out. What are they doing? Who do they think is going to buy/rent all of these places?

I've been out here for 25 years, escaped the s-hole that is BR public schools. I don't know where all these new people are going to send their kids to school or if there is transportation infrastructure to support more population. It's insane seeing all these new neighborhoods built on what was swamp land.
IMO Layton Ricks is a POS, always has been. Wrote a $350K check to his former employer his 1st week in office before the new parish council could be seated. Total POS.
New election will decide if the Ard brothers will rule the parish.

Developers and construction outfits definitely throw their weight and money around in local politics. But HOAs, civic organizations, etc are just as able to buy or seduce influence as well but the HOAs are too busy measuring grass blade height.

I get what you are saying, but this kind of development and the problems that come with it are def. different than the issues one deals with than the Karen's on a HOA, etc.

I agree that it sucks. I see both sides and it sucks for the local homeowners. Definitely not arguing that. I see both sides. Zoning vs money---money is going to win every time. The only way to stop something like that is through environmental and drainage issues. If the major argument against a development is NIMBY, then it's a lost cause. Now proving drainage and whatnot is a viable way to stop a development.

Jason Ard will easily get re-elected as Sheriff. Perkins scandal is all but forgotten and no viable opponent. Will his brother win, not sure. Whoever is elected will be pro development. There's too much money in it.
Hopefully I'm out in the next 5 years.

I'd agree if massive companies didn't have the ability to buy huge plots of land and slap down awfully constructed houses on them. They'll inevitably turn to shite with no improvements on infrastructure and leave the drainage and traffic worse off than before. It's like locusts.
As I get older, I come to hate government control more and more every day. But I also come to realize that people are assholes and locusts as said above.
I believe in capitalism, but capitalism at all costs is bad for society.
Every time I see a new neighborhood pop up with town homes or condos, I can expect it to be run down in 15-20 years because that’s what always happens. Renters don’t have a reason to care about their community nor its’ long term infrastructure.
Renters are people too but homeowners putting down roots deserve some protection from a company buying up land and ruining it everybody else.

Infrastructure, both drainage-wise and traffic-wise, are legitimate issues.
And putting 3000 homes off a two lane highway with no direct interstate access when it is a bedroom community for a large city is clearly a logistical problem.

Totally agree. I think even the most staunch libertarian would agree that you shouldn't negatively affect others with your actions. If there's no government mechanism to enforce that, what's to stop builders from giving everyone the finger, bringing in as much fill and traffic as they want to maximize profits, then skipping town and doing it all over again?
Regulation isn't inherently the opposite of capitalism.

LP needs to get their infrastructure updated before they add more houses. My parents house can't get enough natural gas during storms and such to even run the Generac.

Juban should be the dividing line for the Parish.
The BR side of Juban to the river should be all about development. Expand the roads and infrastructure, but that is a prime spot for growth, and should be. Build more houses, increase the tax base, build more stores and restaurants.
The Hammond side of Juban should be more restricted and preserving the rural roots of the Parish.
Denham Springs is borderline unrecognizable to people from Denham. It isn't going to stop changing and developing. Might as well lean into it and turn it into a bigger suburb with more houses and development - assuming the infrastructure works out.

This shite is happening everywhere in Alabama as well. In the last year alone there are 3, thats right 3, new Rausch Coleman or Smith Douglas neighborhoods being built that I can see while driving to work on I-20.
They are so close to the interstate that I can see into the windows from my truck. Can you imagine that highway noise? I lived in a Smith Douglas neighborhood and got the frick out after a year and half when the market was piping hot because I saw the direction the neighborhood was going. House quality was crap, neighbors with pitbulls in their garages in kennels, people parking their cars in the skinny arse roads because their 10 foot long driveway couldn't hold their family's 5 vehicles. On top of all that? $200 yearly HOA fee. The neighborhood streets didn't even have the final pavement poured. They skipped it because they had a new development to start on the next town over.
An absolute racket building these houses on top of each other for a quick profit by the developers.
