You got a budget? Glen Park/ Noe Valley area will probably be the best bang for your buck, though certainly not cheap. There or Mountain View.

Outer Richmond and Outer Sunset

Interesting area tends to be a bit less expensive relatively speaking, quiet and nice.

Other nice areas include Pac Heights, Noe Valley (order and more expensive areas), the Marina (tends to be younger)

I would avoid SOMA and the Mission at all costs

OP: you’re asking for advice about living in one of the most expensive cities in the world and you left out key details.

What’s his salary? Any debt? Wife? Kids? Just out of college? Mid career?

He's currently in silicon valley paying $2k month for a room in a shared house.

The key is to live on a hill. The homeless don't like to walk up the hills. To walk to work, consider Nob, Russian and Telegraph hills. All of these are easy walks to downtown. Noe/Glen Park, Pac Heights are a bit further, and probably not walkable. Laurel heights is underrated, right past Pac heights, quiet and easy access to Presidio. Bernal heights and Portreo hill are also nice, but not walkable to downtown. Avoid flats like Marina, SOMA, Hayes Valley, Tenderloin (obviously). Outer flats are ok, Sunset and Richmond, West Portal.

Sorry, ya, single, has a girlfriend that lives in Monterey, no kids, salary will be good enough for most areas, didn't finish college, early in career.

He doesn't want to drive an hour each way, so he's looking close to downtown or something with bus / walk commute.

These are all huge helps, we really have no idea about good / bad areas around there.
