Probably the worst J.Crew i've ever been to tbh. They rarely had anything in house.

I frequently visit Perkins Rowe for the theater, Kona Grill, Starbucks, etc... I didn't know J. Crew was in there

I think a legit bar that primarily serves beer would do well.

At most of the similar mixed use developments I've seen there is also a hotel or 2 within walking distance. I think Perkins Rowe suffers a bit from that. Business travelers love walkable areas and they also provide guaranteed traffic on off-nights. Perkins Rowe + a good bar or 2 + Hotel would fit that bill quite well.

Proposal:

(1) Create city of St. George
(2) Rebrand Perkins Rowe as "Downtown St. George"
(3) Happy's St. George opens up.
(4) Hilton buys out the medical center and turns it into a hotel w/conference space
(5) Walk-On's rebuilds and takes over the old Applebees spot or Lava Cantina spot. This will add a NFL Sunday Ticket/out-of-market sports watching spot within walking distance to our new hotel.

You would then have:

Wine bar, cocktail bar, sports bar, Irish pub for alcohol consumption variety.

BBQ, Pizza, Sushi, Brazilian Steakhouse, Fast "French", Fast "Mediterranean", Starbucks, Pub Fare, and "modern American" for food options.

They had one of the worst store locations in PR. It was all the way at the end of the street that the theater is on.

Same here. I go to their outlet in Tanger before I'd ever go to the Perkins Rowe one.

Yes, on top of all the shitty apartments / condos already built on top of most shopping there.

It isn’t really a great plan considering the glut of apartments in BR but it isn’t like they are getting a lot of offers on that space for retail or for the medical park.

When I walked by there recently, it looked like everything was still inside (tables, chairs and such). All it looked like they had done, was partially knock down a brick wall by the hostess area...it was odd looking.
