At 298 I was a 48.
65/12 = 5.4
So if you're 6-0 somewhere around 10-12 lbs per pant size.

That's overweight.
Right. Hence why I'm trying to lose weight. I was 255 in February. It's coming off gradually.

Yep. Along with how overweight you are because your waist can only get so small.I'm a 33 waist and if I lose 10 more pounds I'll be a 32. But if I lose 30 pounds I'll still be a 31-32 or so.

Everyone's body type is different so there is no one answer.
I weigh 225 at the moment. I am 6'1". I do spend a fair amount of time in the gym (lifting) and do plenty of cardio type activities outside the gym as well. I currently wear between a 34-36, depending on brand, polo runs smaller for example. If I lose 15 lbs I will have very little body fat and would only fit into a 33-35 pant.
So, for men, height, body type, and of course muscle plays a part.

Nope. Mostly, because people carry their weight differently. For example, muscle weighs more than fat, so a 6'2"", 195 lb, well-built guy will more than likely wear smaller pants than a 5'8", portly, 195 lb guy. It's one reason why you don't see pants sized like shirts (S,M,L,XL, etc...).

A couple things:
Vanity sizes vs true sizes. Keep in mind whether the pants are a true size X or whether they are sized smaller than they actually are(to make you feel good)
Your body type has everything to do with your body weight. If you have all your weight in the stomach, then it will be less lbs per size change. If you are big all over then it will take more lbs to reach the size you want.
