Is it economically safe to build home projects, again?

Looks like lumber pricing is down, at least as a market, where it peaked at $1477, and now is below $375.



A quick search of Home Depot pricing has 2x4 precut wall framing studs at $3.24 vs. the $2.62 that I was paying in 2019.

7/16” OSB 4x8 sheets are now $7.75 for their budget sheets. I was paying $6.65 in 2019.

I have been putting off some projects for awhile. One project being a new patio and a new deck. Looks like prices have come down on the wholesale level to 2019 levels, but still I see inflated pricing at retail. Should I wait a bit to see if the retail price pressures push it back down further or is this about as low as I should expect for a while?

Wife is looking at doing a kitchen and master bath remodel this year. I'd like prices to drop even further

Is OSB really $7.75? I thought it was up to around $20 a sheet or more. I haven't really priced lumber in a bit. Steel prices are still rather high.

It topped out at nearly $60/sheet for 1/2” (7/16”) OSB. Insane.

Unless you're doing some large scale project/addition to the house, just build whenever.

Bought plain 3/4 osb about a month ago for over 40, got tongue and groove 3/4 this weekend for 24.

I thought the predictions were hit a low this winter and then go back up by summer time? A lot of the country doesn't build much right now

A lot of finishing goods are still high, like fixtures, cabinets, appliances, etc.

What's funny about this is per board foot, it's down from the covid highs of ~1,500.

Fence per foot cost during that time: $60-70/ft

Fence per foot cost now: ~$50/ft

You can tap inflation all you want, but this is straight labor with only a 10-20% reduction

Where are you located? Showing $10.60 at the BR home depot.

I did pick up some treated 2x4x8ft this weekend for like $3.50/board. 6x6x8fts were in the mid-$30 range which puckered me a little.
