Do these minority owners typically pay their fair share of the property taxes? Or do they just allow that obligation to go unpaid or make someone else pick up the slack?

Yes. Your example had them owning 5% of the property. So, they now have a 25k stake in a house when before they had a 5k stake.

Of course someone who only owns a small percentage of an asset will benefit less than someone who owns 100% of it when the assets value increases.

That reality doesn’t address gentrification at all.

I have seen some rotate the paying of taxes, some let the taxes go unpaid.

and in your example they had a 400k interest. The point I am trying to make is that some will get priced out of there house and not reap a windfall.

It’s not their house in your example.

You want to pretend it’s their house in one breath to maximize their loss while using the fact that it’s not their house in another breath to minimize the benefit.

I never said it was not there house. It is possible to co won a house with your relatives. And I have not minimized the benefit. These people are living in a house that they own with others rent free. That would be a huge benefit.

Probably because a lot of those houses are being rented to low income people through Section 8 or some other program and once property values go up, so does rent.

The government is only going to pay so much a month for a house for LaShonda and her 6 kids by 4 different "Baby Daddy's" to live in.

That’s a benefit of their shared ownership. Has anyone discussed or argues that at all? You seem lost in the weeds. The discussion is whether these people are harmed by gentrification. They aren’t.

And even if they were it doesn’t matter. They shouldn’t be able to control what others do simply because they’d prefer it didn’t happen.
