I just like the general area.


Green. Very green.

It doesn't seem to get ravaged by tornadoes every year, and it's upstream enough that major flooding doesn't seem to be a factor

It’s the best. I remember seeing them (that was my sophomore year of college at LSU) and knew they were gonna be famous. And that was before internet viral culture.

They were quintessential Vol fans.

I'm in a situation where I can go just about anywhere.

I just paid off my house and the only payment I have is my truck.

I am/was a contractor but this market has dried up for the foreseeable future. Ive been here before in 2008.


I'd love to be in a place where I can flip houses or just do small remodels. Sometimes the money isn't great, but it's very rewarding

Townsend is right beside Cades Cove.

It’s kinda beautiful there.

Rent a chalet for a long weekend and see it for yourself.

It’s as scenic as Gatlinburg and Pigeon Forge but without all the tourists blight.

If you can deal with the cold, move up to Montana and do this ^^.

My sister bought a vacation spot around Whitefish and her realtor made it seem like that area was somewhere one could thrive doing the flip biz.

We live across the border in Virginia, but I would recommend either Bristol or Elizabethton in Tennessee. Both have access to mountains, hiking, fishing etc. They aren't small towns or quite as big as Knoxville, so the real estate market shouldn't be as pricey.

I have vacationed in Townsend. I'll never visit the smokey mtn national park without staying here again.

I lived there 2 separate times. I hate to say it but I found the people very clannish and sort of standoff-ish, not as friendly as I would have thought.

For example sometimes I would stop for a biscuit at this store on the way to work. When I walked in I had about 14 sets of eyeballs staring at me until I walked out.

It's also the allergy capital of the US. But great scenery and activities.

Dandridge is turning into a Northern states retirement home for not as liberal liberals fed up with their more liberal former neighbors. They bitch we are too conservative but wanted to escape their liberal state. Lots of really expensive homes and neighborhoods going up in that little small town.

Same same .


I lived near there for a time a few years back.. and i swear to christ whenever i walked around in LSU gear (or even Saints gear)- i got more stinkeye and attitude than if id been in the middle of Tuscaloosa or Atlanta…. When i lived there UT had been mediocre for years, and it’s not like they have ever been huge rivals w/LSU- but you wouldnt know it based on the way they act.. it’s really obnoxious & annoying, but i guess you could avoid all that BS by just not advertising the fanhood for your team, lol

Anywhere from NE Alabama all the way into the Shenandoah Valley in Western Virginia would suit fine.
Depends on how much "city" life you need.
Knoxville and Chattanooga are the biggest xcities. There's also Roanoke, VA, and a host of small to midsized towns from Ft Payne, AL to Harrisonburg, VA.
