People are crazy with houses now. I've raised a family in a 2000+ sq. ft. house down to a sub-1000 sq. ft. apt. with pets. We never lacked for anything. Our favorite house of all was a 1600 sq. ft. house that we still didn't utilize all the space in. Our least favorite was the 2000+ sq. ft. home, the size of which I'll never buy again.

$2,200 for 30 years @ 5.4% with a 20% down payment will get you a $416K home. At $150 a sq ft that home will be 2,773 Sq Ft.

Of course interest rate, term, down payment and $ per Sq Ft are all variables that will raise or lower the size of the house.

this is what we have and it is fine. It does help that it was a custom build for a couple with no kids and not a small cookie cutter house.

Two master suites/one huge bathroom and a great room living/ dining/kitchen.

You need something to hedge your bets. I would shift out of building houses and look into kitchen remodeling, building decks/screen porches, apartment/rental home maintenance, maybe fix up some older homes to rent out.

You need to get your margins up in the 22% range. That’s what we target. I can’t imagine a 12-13% target.

I live in Baton Rouge and $2600 is well below what we could be spending so why not have a bad arse house.

Go a little more north, then to the east until you get to Germantown, TN (TN has no state income tax and Germantown is pretty much the anti-Memphis).
