...where would it be and why?

Parameters:
$500,000 purchase budget
Must be in the lower 48
Cannot be used for rental income

The Lake Tahoe area would be nice

Only $300k so you can use the rest to buy a condo on some beach.

50 inches of snowfall and I would be able to go half a dozen times a year.

I can't really think of a place I'd travel to frequently enough to justify $500k & no renting if out. Man. This is tough. I guess somewhere in Colorado. I never get bored there.

Double wide in Walnut Ridge, Arkansas.

Spend remainder of budget on rice fields in immediate area.

I could right now and don't. Sure as hell not going to if I can't rent it out, that would be one of the dumbest decisions ever made.

I was going to say Manhattan, but $500K isn't going to cut it most likely, and I would absolutely use it for rental income when I'm not using it myself.

A condo off the Pearl Street Mall in central Boulder.
Or a small house/cabin on a lake in Texas Hill Country.
