We are getting one near Knoxville, suppposed to open in May and will be the biggest.

That’s an issue.
You need it to be rural enough so that visible (and a huge tract) of land at a freeway junction is available and affordable. But not so rural that you can’t get decent employees.

Laugh it up, but Buc-ees is a good partner in their communities. They pay is great compared to other entry jobs, the benefits are good, they hire a lot of people and they give back to the local community.

I can't be alone in enjoying the Buc-ees vs. Louisiana posts over the years. Adding Ruston to the mix should add new fuel to the fire

Yes, it's across I-40 from the baseball stadium... but the baseball team is moving to downtown Knoxville in 3-4 years, the sitework for their new stadium has already started. Regardless that's the primary exit for everyone going to Pigeon Forge, Dollywood, Gatlinburg, SMNP, etc. from I-40 or coming from I-81.
There is also going to be a big new resort development starting just south of the new Buc-ee's, which is supposed to include additional I-40 exits/entrances because the current one will be overwhelmed.

When they built the one in Terrell it there was literally nothing around it. Now there's multiple hotels, shopping centers, theatre, dozen or so restaurants, and they're even building apartments nearby now. What it can bring to an area (as batshit crazy as it sounds) is worth the incentives.

The biggest allure to Bucees is the cleanliness and service. Not sure how that will work in Louisiana.

Ruston is a top 3 place to live in Louisiana. Great mayor with competent leaders running the city. Congrats to them.
