I snicker at the notion of "high end" and "rental." It made things difficult for me when I moved to Atlanta, because up here even the worst I-20 shithole is going to try to sell you on its amenities. Man, I just wanted a box to sleep in and be safe while I got my bearings. I don't need a wine cozy or a business center.
That said, $1,500 sounds like it ought to be enough to get you squarely out of the "trashy" category in Lake Charles. I would expect something good with good neighbors at that price.

I worked a summer in college cleaning and refurbishing apartments after the tenants moved out. I could write a book on the unbelievable stuff people did to the properties. It scared me away from owning rental property forever.

In 2014 the apartments off Corporate that were 3 bedroom were $1500-$1700.
My two bedroom off Bluebonnet was $1200.
That’s the frame of reference. I consider those middle of the road.
I don’t have WiFi so I can’t go pull the listings but I promise you for a 3bd room it’s in that referenced range.

You can get a 2BR at the Enclave off of Corporate for like $1300-1400. As far as apartments go, they are pretty nice and gated.

Not if they are using a Section 8 voucher for rental, then they only are responsible for a small portion of the rent AND all damage for repairing the unit is covered by the agency (our tax $$$). Basically, most all rent money is guaranteed by the government as are the repairs. When they destroy the unit when they leave, the owner gets a remodel of the unit paid for by the government. Tenants generally don't care or don't know how to maintain their residence and believe it's not their problem.

YOU implied that $1,600 in LAKE CHARLES was low rent. What I said was the only way you would ever find townhomes ABOVE THAT AMOUNT were in New Orleans and Baton Rouge. Never said they would not be above that range; quite the opposite, actually.

Assuming we’re talking about properties targeted to students, this would be pretty normal. They figure they’re going to get $500-800 per student.

while i agree with you, most, atleast in LA, in that income bracket are inherently trashy. Hard working, but trashy and not someone I would want to rent to.

Yep, and let's not mention the "pop-up" subdivisions along Tiger Bend and Jones Creek Roads. They will be Section 8 rentals within 10 years.
