Already reached out to my buddy in Tampa and told him I have tons of room for his whole family. People without hurricane experience don't fully understand its not just the wind at water but whats in the wind a water.
130 mile a wind is one thing, but even pinecones and shingles hitting you or your house at that speed can kill you or cause problems. And you can have the best build house in the world but it wouldn't survive a ton of debris hitting it in a Cat 4 situation. And once the wind finds a way in you are done.
My law partners house had zero water in it during Katrina, but had a massive reinforced 4 car garage with those big wooden doors etc. Debris from house next door etc hit the garage doors, they failed, blew his cars into the pool, and the house was a pile of bricks. If I hadn't convince him to leave at last minute he would have been killed

That’s around a hospital? Something similar held in one of the Carolina’s for Helene.
Good luck y’all. Prayers for all.

Hey OP... I used to be the guy who worked for insurance companies, and determined the value of every little thing in your house. The guy who would go head-to-head with those fire-truck-chasing professional loss adjusters. I may be able to help you not get screwed when filing your claim.
That’s one of the most informative posts I’ve ever seen on TD… well done.

I did hurricane cases for decades.
Go to Policyholders of America and download their contents list sheet, as soon as you can.
But I would recommend to all my clients to take a camcorder and walk around the house taking video of all their stuff while counting it, like 12 Brooks brothers shirts, 10 polo shirts, etc etc. I used to say to use the whole tape for an hour and put it in a waterproof safe, etc.
You can do that with your phone now, video the exterior of the house, etc, your boat all equipment, etc. Any attempts you make at protection. If you have a drone or a friend with a drone get video of all roofs now. If you have a ring doorbell etc make sure you can get access to videos. Also, download all your photos on all your devices to shutterfly tonight.
DO NOT LEAVE ALL shite ON YOU PHONE, YOU Will lose it or something.
If I had a 100k forever time a client had all the info we needed but lost it on his phone, right when he needed I would be fully retired.
If I can find a link to contents list I will post it here.
Here are some of the documents but didn't see the contents list:

Yeah, and you don't need a public adjuster if you do this.
Get a certified copy of your policies first. Is it a replacement or cash value policy?
Keep a claims log, the insurance company is keeping one on you so should u. Log and document every pc, text, or contact. Get a business card for every adjuster etc.
Most policies now require you to submit a signed or notarized claim statement.
Get a good contents list, and fill it in. If you have roof damage get estimates etc on any other damage you need repaired and send it all in a timely.
If they don't pay, then you can go public adjuster or better just hire a good attorney. Chip Merlin is the best that I have worked with in that area.

Surge is going to be huge even if the winds come down before landfall.. he will be moving a shite ton of water.. if you are in the cone and near the coast.. i’d leave sooner than later..
Remember.. Katrina went from Cat 5 to Cat 3 at landfall.. I feel the surge is going to be a monster with this storm..

Extreme difference in low level water vapor - hopefully the dry air that gets pulled into Milton before landfall.

Talk about a nerve racking waiting game. Most models don't have it dealing with dry air until it takes that gradual turn to the north. That's later in the process.
