As much as those Concerned Citizens groups can be bad and even left-leaning, that’s a good start. We have a good one here in St. Tammany that can often go outside the want, but overall is very effective on stuff like this.

We've seen it time and time again. Maybe it's not like that all over the place but with HUD developments in South LA it's probably going to be a shithole in 5 years. Hell, nicer apartments around here usually turn into shitholes regardless of where they got their financing.

In all seriousness, get out while you can. You may take a loss, but it will be nothing compared to the situation you'll be stuck in 9 months to a year. Good friend of mine went through this in Shreveport. He waited and his neighborhood tried to fight it, but it didn't help and it turned into a nightmare.

As much as we like to like to praise Habitat for Humanity they are a prime suspect for this kind of stuff.

My great aunt lived in an older/dated neighborhood that had some adjacent old green space. HFH moved in 3-4 “homes” and next thing you know it’s 50 people “cookouts” in the front yards all the time and crime. She’s dead now but lived her last years in semi-fear before we got her out of there.

There is a semi-decent, gated apartment complex at the end of Gardere near Nicholson. I realize it's Gardere but all the way at the end by L'Auberge. They put a HUD development next to it within the past year or so. Already been a few murders there.

Call a realtor tomorrow and list. Find something and make a contingent offer on it by Friday.

I have had clients in good areas where things changed and the first ones out did ok, but as time passed prices declined on the other sellers who waited
