I bought my first house as a single man at 22 back in 1974. It was a single shotgun house on a narrow lot in the Lower 9th Ward. It cost me a whopping $11K and needed work. I did the work over a 4 year period and sold it for $35K.
My second house was in N.O. East and it was a brick 2 story, 4 BR, 2 BA that set me back $54K.
My 3rd, and current house I bought in 92 for $55K, also needing a lot of work that I did myself over the next 3 years and can sell it now for $350K easily today if so inclined.
I do feel sorry for the younger generation trying to find their version of the "American Dream" of home ownership with the economy of today. No way I could do what I did back then in today's economy.

First house to live in at 42 I really didn’t want to buy the house bc it was during the 2020 lockdown. Thought to myself economy going to be shite for a while. But with a kid on the way, bought it, fixed it. At the time, I thought I was a bad idea. But looking back, it was a good and very lucky decision. Materials were still cheap, labor was cheap, interest rate was low. I don’t think we could afford the current house if we waited. Shows you how much I know about real estate and the economy.

Owned a condo in Memphis at 26 but sold it when I moved last year and now rent an apartment. I could afford to buy if I decide to.

It was 1400' and needed a lot of work - I was thrilled to have it. I was also thrilled w/ my 8.3% mortgage rate, because it was lower than any rate I had seen as an adult.

My wife and I were both 25 when we closed on our first house in January’86. We’d begun looking in November, found one we liked, and closed in January.
We got a special interest rate for first time home buyers of 9.95%. If I’m remembering correctly, normal rate at that time was 12 - 13%.

27. I'm 45 now and hope to have that house paid off in about 2-3 years.
