I can't imagine it's worth as much now with all the pine that's flooding the market after hurricane Michael.

Depends if it's sold as pole pine, lumber or pulp wood

You're right, this is interesting. My family has a former cotton/soybean farm in northeast MS that was turned into a pine tree farm around 1998 or so. I don't know how many more years the trees have before they'll need to be harvested, but it's coming. Perhaps prices will increase by then.
Complicating matters, of course, is that three siblings now own the farm in a trust. Getting three people to agree on what to do can be a challenge sometimes.

Check and find out if pine bark beetles are a problem anywhere near that acreage. How fast they are advancing towards that acreage. Etc.

This is the correct answer for set out loblolly, roughly. Proximity to a mill has a lot to do with it.

I'm not in the business, but that's what I've heard. People in MS. that had large tracts of land, cut their timber and replanted for future harvests and income are not seeing the numbers they expected due to the glut of such properties and the abundance of trees to be harvested.
Seems a lot of folks devoted a lot of land and resources and are not seeing it become very profitable.

Pine pulpwood is down 19%. People need to make sure they get the best seedlings, planted properly, and managed properly. If you're lucky, you'll end up with a bunch of poles at the final cut. Garbage management = garbage product.

Actually one of the bad thing about pine trees. If you are within 200miles of the coast and subsequent hurricanes then your beautiful 30year poles can get snapped like toothpicks. Also of course the beetles to deal with. Bienville Nat Forest in Ms has been dismantled by beetles over the last 2 years. Pine trees are definitely not something you can just have sitting around feeling comfortable about.

Found out more info. The land was planted in pine a little over 25 years ago by his mom and pretty well kept.
It is located near Bruce, Ms which has a large sawmill.
His gf uncle owns a logging outfit and is supposed to let us know if he can do it

You will find many timber specialists here. It literally doesn’t matter what market, field, or whatever. The OT has the pros bro. But bro, I hunt on a timber lease in St Francisville and I overheard one of my daddys friends say how much the pine timber was worth. NOW I’M A frickING PRO!!!

Seems that way but in our unique case there is nothing invested in it. His mom died and he was given the land. Other than a small house used as a rental property his uncle lives in, the 30 remaining acres are useless. So even at low prices it is all profit. 1500 an acre is 45k which would pay off completely out company car and company credit card, along with roughly 10k for equipment/computer upgrades that we need.
Sounds worth doing imo
