How much is Pine Timber worth?

My business partner and I are looking at options to pay down debt and infuse some capital in a small company we own. We don’t want to use a loan.
He has about 30 acres of pine timber he inherited from his mom who recently passed. All trees are 25+ years old. Could anyone tell me roughly what range that could be worth? I know exact amounts could only be determined after a survey but just give me a general idea so I could see if it’s worth doing at all because we would have to get a waiver of some sort and also pay a forester.

Depends on the amount of Ligma growth around the base of the trees.. have you gone out there to check and see a round about number of the number of trees infected

It is going to be hard to get an outfit to come set up and cut just 30 acres. Mature pine that was grown on a management system should bring between $2500 and $3500 an acre. Maybe a little more, really depends on location and how the timber was grown.

Depends on the type of cut. If it’s a thinning 25-30 k
If it’s a total cutting of all trees and they fit certain perameters double that. Distance from the mill, undergrowth, and a few other things can impact it.

I got an estimate from a forester a few weeks ago for damages to growing timber in an area where I needed to remove some for power line construction. He quoted $45/ton for pine sawlogs.

There are plenty of outfits that will cut on 30 acres. Value is gonna be based on size of tree and how it was grown/managed. A pine tree with a base of 15-20 inch diameter is gonna weigh between 1-2 tons. Depending on your market, how wet it is there, and how much timber the mill has/needs will drive the price. Price usually goes up if willing to clear cut.
