How is the Sherwood crossing with Choctaw?

I am looking at possibly buying a quadplex to house hack around this area. Looks like a C class neighboorhood and the cash flow on paper looks good. But, is the area safe? I am from out of state and moving to Baton Rouge for work. Thank you!

The only thing I can think of at that intersection is the sketchy looking convenience store with meats and shite.

Owning shitty rental property in that area is one thing but I wouldn't live there. Sherwood north of Florida is pretty dangerous.

Keep shopping around, much better areas to house hack, and probably going to need to settle for a duplex.

Baton Rouge does not work like wherever you are coming from. BR has 3 absolute no go areas, and in general the further you go north of Florida the less safe it gets.

Plus, that is certainly a D class area.

Heavy bus traffic in the morning and afternoon. Warehouses (18 Wheelers) everywhere, FEMA sets up their trailer distribution center there when disasters happen. In the day time I would venture that it’s okay from a crime perspective, but no one would want to live there, so I’m sure the house are extremely low income.

I work right there on Darryl Drive which is one block from Sherwood&Choctaw. You do not want to own anything here. Murder this past week only 1/10 of a mike from intersection. Drugs traded every day at car wash.

It's fine during the daytime. There are a lot of small businesses around Choctaw. Those side streets off of N Sherwood are pretty bad. There are murders and shootings around there quite often.

also, given the current free-fall of values in the area, your personal balance sheet will die with you, or before you.

You don't want anything north of Florida Blvd. Everything south of Florida isn't great but everything north of Florida is ghetto.

I got involved in the Bradywine debacle on behalf of a client. It was a shitshow. Actually believe I ended up with a percentage ownership in a condo there. Can say I never even went to the place, and the last time I passed, it look like Detroit.

I had 10 duplexes equals 20 units in this area.
You will lose serious money!!!!!

1991-2005 was good.
Kept up my places, father managed them, could attract good tenants, and crime was there just not bad. I actually kept my units up, had long term tenants kept rent low for these people, I made money paying off these units, and my father enjoyed managing the units.

2005-now
Horriable and idiots who had no knowledge of renting bought units around me. They chose to go section 8 and the units were trashed after the contract was up. It cost them more to fix than they made in rent. Then mammas would rent the units and have their thug kids live there while they lived elsewhere. Their kids were slinging drugs which made it hard to attract decent tenants. Then you have tenants who know they can move in and not pay rent. They know they can live there for free until you take them to court. Now the area is going Latino. You may have 3 families in one unit. They usually burn trash in the back yard or common area as they usually don’t get water hooked up which trash is built in.

The city parish does not care about this area and you will have trash around your property. To get a judge to evict them takes around 3 months as the judges in the city of BR have sympathy for the trash.

Run do not invest in this area and this is from a former property owner from the area.

It is not fine during the daytime. My clients in that area have locked doors and large dogs in the buildings. I am speaking of multiple clients not just one business.
