We’ve lived in Katy for 10 years and love it here. Your commute is going to suck to and from, but will definitely be worse in the evening. I10 starts backing up at Fry around 6:30am and the logjam home will start around 4 and last to 6pm easily.. The Grand Parkway leading south of 10 can be a mess. We live just south of 10 in Woodcreek Reserve off of 1463, so have easy access to 10. Our portion of 1463 is in the initial stages of expansion for next few years, so be conscious of that.

If I wanted to live somewhere like Magnolia I might as well move back to Louisiana

I lived in Memorial inside the Beltway, and loved it. Great schools.

Being out in the middle of nowhere and being excited that Freddy’s Frozen Custard is opening nearby isn’t my idea of living. Good schools I guess.

I live in champions too and my ex lived in magnolia/the woodlands, that’s a good chunk of the reason of why she’s my ex now lol

Your definition of middle of no where is much different than most. Either that or you are not as familiar with Magnolia as you think you are.

Magnolia is pretty nice. I definitely get why someone that works would like.

Magnolia is a pretty good commute in to greens rd/cutten area.

It is an absolutely miserable commute to the beltway west. Without traffic it is a solid hour drive. Then There is at least 3 choke points that can set you back god knows how long when there are wrecks.

Also not a ton of alternative routes to save time

Not anymore. Construction has been finished since 2020 (between 610 and Grand Pkwy) 290 is a breeze heading into town until you get on
610/I-10

It’s an hour from the south side of the city but regardless you say that as if it’s a bad thing. Further = better.

It’s ideal to be close enough to work and or take a day trip to do something but also far enough to not deal with crime and bad schools/public entities. Literally the whole point of this thread.

I once calculated the collective number of days I spent my life on a bus or in my car in Houston TX to/from work over the years. The number triggered a seizure that was so bad that I am now typing this with my eye brows.

fulshear or memorial city. Katy is starting to get diverse now.
You'd have to do private schools in memorial city as they got worse after harvey.

Give a hard look at memorial area Zoned to meadow wood elementary. It’s the area coming up the fastest in memorial spring branch isd. You’ll probably make a bunch of money when you sell your house in a few years.

Assuming 9 hours of work and 8 hours of sleep, you have 7 hours to yourself on a weekday. Spending half of that in the car is no way to go through life

We have a couple of businesses, and once we are in the Magnolia area, our 25 acres has an ag exemption reducing the property taxes. We already pay less tax in TX without the income taxes LA has, but once in Magnolia without the Katy taxes it will be significantly less.

I work in memorial city right now and live in The Woodlands. It's not that bad and the upside of living in The Woodlands is worth it to me. I do have the benefit of flexible hours to avoid 5 o'clock traffic though. Also will change up customers every few years which means my commute can always change, so I'll never find the perfect spot to live. I worked off Briar Forest briefly and the commute is pretty similar.

I. January, I moved off Kingland Blvd. I’m still renting so I had a million options but chose this one because I’m in front of all that traffic when I have to go to the city. I work from home several days a week so it’s win-win. Everything Else I need or want to do is here in Katy or Cinco. I love it here.
