It won't be once you start developing it to bring in outsiders, mainly those fleeing the New Orleans area. Besides, there are more than enough DSLD/DR Horton subdivision in that part of the state.

I’m ready to leave but I have an agreement with my wife to let kids finish high school.
This was always important to my wife as well. She moved around a lot as a kid and went to 5 or 6 different schools.

I did the same and wouldn’t do it to my hypothetical kid if at all possible

If that's actually going to be built, that's the end for interstate traffic through south Louisiana.
It'll be interesting to watch the economic effects.

I'd think you'd have to go to the Northeast to satisfy your original question.
East of the Mississippi is a limiting factor here unless you consider a place like Johnson City, TN mid sized.

From Meridian to somewhere near the Alabama state line, it will overlay 2 other interstates. You'll have an I14/I20/I59 corridor.

Mid sized....Lexington KY. College town nice amenities.
My cousin lives in Roanoke,VA and is a doctor, you can't drag him from there and he was a city rat growing up in New Orleans and did his residency on DC. Good living in the Blue Ridge.
