Housing prices are up everywhere.

We consider ourselves lucky we found a nice steal in December. Houses here in the Louisville area are selling within a day or two. A friend of ours just got outbid on a house by a couple from New York who didn’t even care if it was inspected.

My neighbor is a realtor. He told me that is almost standard for the current housing market (no inspection as part of on over cash offer).

I think about selling our current house a lot but I could never get through the stress of buying a house without an inspection.

Combination of low interest rates, low inventory (many people are just not moving and not many new houses were built in the last year) and REITs buying huge numbers of single family houses. REITs are a huge player in DFW.

What happens if you don’t have a cash offer but are willing to pay x amount over the asking price, does the cash buyer always get the house? If that’s the case, what do lenders and banks think of this housing market?

Unless it pops, which it really just seems like the demand is high so I'm not sure that's what's going to happen, people are going to need to really pin down what's important to them.

What do you like? Is it hiking? Do you like it enough to deal with people and make sure your income is where it needs to be to afford a house somewhere with really good hiking, say Denver?

Maybe there's a town out there with really solid hiking that nobody knows about because the economy is dead. Likewise for other things. Hunting, hiking, kayaking, etc. What will you want to do in retirement? Plan accordingly, even if that means relocating to towns where other things may be less than ideal.

I can pick and choose how I spend my time appropriately if I can have a house with a $1500 or less mortgage. But if I'm in a really nice, clean, safe town with a $4000 mortgage without the income to support anything else, what good is that?

This is something my wife and I are trying to figure out. Boise is home now, but being realistic, in the next 5 years we are looking at, at max, a dual income of about $150k. For the type of house we want (nothing extravagant, we'd just like a yard), we are going to have to live elsewhere. Where that ends up being is what's throwing us for a loop.

I know someone who lives in Round Rock with a 1700sf 4/2 that was built in ‘97. Very pedestrian house and hood. Was $280k last yr now $480k zestimate.

I can't afford to move within my same area because of all the out of towners moving in with their much higher buying power. I thank my lucky stars I moved here when I did about 10 years ago.

Yeah, governments are giving away money for free. Not hard to figure out. Interest rates are nothing and people can work remotely. Not to mention backlog for new construction and out of control lumber prices. This will continue as long as money is virtually free.

Lived in Austin the last 2 years and Dallas the 4 years before that. They are still very, very different experiences.

Austin hasn't been Austin since about the early to mid 90s. There was no soul there in 2010.
