they've done a really good job re-inventing themselves, not too long ago it was a tiny, dirty little blip on the side of the road, and it hasn't been too too long that you could have said the same thing about Grapevine

Consider renting for a year. The arbitrage between owning and renting has never been better for renters because of current mortgage rates. Values will come down as rates stay higher.

Fort Worth > Dallas.
Buttttt, Rockwell ain’t bad like you said.
As previously mentioned North Dallas can be more expensive but it’s growing rapidly and will continue to raise in value…
Grapevine is great as well.

Look at Keller, Grapevine, Southlake. Some parts of Grapevine are zoned to Southlake ISD so you get Southlake schools without having to pay Southlake prices. Also near a lot of highways so you can get around easily. I wouldn't go east of Dallas (Rockwall, etc. because 30 can back up bigtime and it's a PITA to get out there.

House in Grapevine zoned to Southlake Schools

Bookmarking this thread for a year or two from now.

I had eyeballed Grapevine just from looking at maps. Glad to hear it's reasonable. Apartments are stupid expensive though.

I imagine everywhere out there is. I need to be close to the Las Colinas area for poker though.

I live in Viridian and besides recommending my area these above are quite frankly the best areas central to entire metro plex.

Frisco is the correct answer. Let me know if you need a realtor. He can help you find something you can afford in the area.

For some reason this area struggles to keep businesses open. There’s a quaint little grocery store on Lake Carolyn on a cute street but so many for lease signs on the windows of abandoned businesses.

So much potential in that area but it’s not really thriving like it should. The DART line goes through it so it’s very easy to access.

I have no idea your budget and won't ask, but I just bought a 3/2.5 in Plano in March. 2500 sq ft. newly renovated but older pipes.

I like it very much. It's my first home and I'm still single. Little far north for me but as discussed going further south is absurdly priced. I have a friend who lives around Mockingbird area east of 75 and his place is nowhere near as nice/new but is in a better area and has a pool. He paid a good price and got it in 2020

We are out in Wylie and really like it but it’s becoming too big, $450,000 will get you a nice 3/2 thanks to all the Califonicators moving in.

Look in the North East area if you still have family in Louisiana, makes the commute easier.

Murphy, Lucas, Princeton

Or go north Prosper, Celina

Lots of people are moving out in the country like Caddo Mills

Perfectly fine. Of course the location of the games can change. Definitely not interested in living in the city proper. Grapevine looked to be close to outdoor park areas and far enough from the metro area.

Lots of affordable homes being built out in Prosper/Aubrey but it's roughly an hour outside of downtown Dallas.

Murphy, Wylie, Parker, Sachse, St Paul, Fairview. Depending on how far north Anna, Melissa, Celina. All great places depending on how far you want to be outside for DFW.

Lived in Murphy for 5 years before recently moving back to South LA loved the area kids went to school in Wylie which was first class. All the nice stuff comes with a cost so be prepared for the property taxes some of the highest in Texas. Good thing is with high taxes it keeps the area nice and you can see where your money is going unlike most of LA.

UT SW is world class in the oncology world. That is a 30 min drive from where I am out in Colleyville (right where it butts up to Grapevine and Southlake)
