Never new tarping was a business
So we're talking $7k-10k+ for most average size houses? That's the most asinine thing I've ever heard. Not that I think you're wrong...i just can't see paying it.
What's the materials cost...$500?

$2 per sq ft isn't bad. Xactimate has it at about $1.87 per sq ft this morning

My 2000 sqft house was $5000 after laura. My insurance had no problem paying it. I was floored too when I saw the bill.

Pretty similar to the cost of a new roof. Holy crap.

If my roof in Greenwell Springs area shows no visible missing shingles, and I haven't seen water leaks yet, should it still be inspected by roof company, or should I contact insurance and have them look at it?

Get on a local roofers list and contact your insurance company.
Laura tarp was $800 and Delta was fema.

Maybe pre Laura/ pre COVID. My roof ended up being 16k.
The tarp job was worth it, I didn’t have a single shingle left on my house after laura but somehow had zero water damage due to my felt being completely in tact. So I wanted it tarped as soon as possible to prevent any damage. They used the synthetic felt and covered every square inch.

Take pictures, especially if you are claiming contents

Call a reputable roof company. Again, if you have impact damage of 8+ spots or more in a 10x10 area then you have a good chance at a new roof. That is not including other factors like granule loss and wind lift. There's a good chance you will have some granule loss with the wind gust I have seen reported in some areas. Just depends on if it meets the insurance requirements for replacement.

Nah. New roof is going to be about double that now and even more for steep pitches. The cost of materials had an 8% increase around April IIRC. That was before gas prices and the inflation we have seen. $3.50 per sq ft was about the average in LC last year before all of that.
I will run an Xactimate estimate to see where it is now.
Posted on 8/30/21 at 9:42 pm to stout
A really quick Xactimate estimate for a 25 sq job is pushing $383 per. I based it on a job we did a few months ago so that it would be pretty comparable as far as drip edge, pipe jacks, etc
That is also before the O&P (Overhead and Profit) that you may see tacked on if the contractor is doing the whole job.
That is also before the O&P (Overhead and Profit) that you may see tacked on if the contractor is doing the whole job.
quote:
O & P covers a General Contractor’s time and expenses and is calculated as a percentage of the total cost of a job. The rule of thumb is that any time a General Contractor (“GC”) is involved in a job with three or more “trades” (subcontractors such as plumbers or electricians), he/she is entitled to be paid for supervision and coordination. Overhead and Profit are two different types of costs, but they’re almost always paired under the label “O & P” and stated as two separate numbers; for example “10 and 10”. Overhead costs are operating expenses for necessary equipment and facilities. Profit is what allows the GC to earn their living. O & P are stated as a percentage of a total job. Where O & P are set at “10 and 10”, they will be charged as 20% on top of the total job estimate.

What would a all metal roof go for that is up to hurricane spec?
Posted on 8/30/21 at 9:54 pm to GREENHEAD22
Standing seam is $6.61 per sq ft for the metal only according to Xactimate. That is not ridge cap and any other components.
Posted on 8/30/21 at 9:57 pm to stout
What's that rated for mph wise?
Posted on 8/30/21 at 10:00 pm to GREENHEAD22
IIRC Standing seam is rated for 140 MPH
Im not a metal contractor and generally stay away from it so forgive me if that is off.

So it's safe to say 20k for a 2000 sqft roof.
Thanks for the info stout.

Not just dinged shingles.
Shingles have been lifted. New roof is insured if in a high wind field.

Like I said, that is a harder argument this time around. I have been down that road. It worked no questions asked after Katrina and Rita. Now, not so much. They will take it all into account to make the determination. You guys are about to see what LC people learned a year ago and that is they are playing the numbers game and denying as much as possible hoping very few push back.

Wish I would have read this thread earlier....
The only thing I hate more than my janky roof is my dumbass insurance company.
They are as useless as a bag of dicks with no handle.
So do I need to cut holes for all the little pipes coming out of my roof? And gorilla tape it back down??
