Friends parents need a good eviction attorney Baton Rouge area.

My friends parents are having problems with a month to month tenant, no contract, and they need an attorney skilled in evictions in the Baton Rouge area.

Their kids have to leave eventually. Hard to say no to a sherrif's deputy.

Don’t know any attorneys that specifically do evictions, but they could contact their justice of the peace and see if they can walk them through the process before paying a lawyer.

It's one of the easiest processes, and is designed so it can be done in small claims court without an attorney.

I doubt many people specialize in evictions. I'd contact an attorney with an emphasis on real estate. Also, you could contact some of the bigger apartment complexes in Baton Rouge and ask them who they use as their general counsel.

Yeah just go to the JOP. You got to give the tenants notice before you kick them out.

Tell them that they are not permitted to live on the property at the start of the new month.

If they contest that, take them to court and get the police involved.

Why don't they just make some improvements and remove the front and back doors to have them repaired and painted.

It will just be a small inconvenience.

Appreciate some people’s advice.
I found a real estate attorney that also has knowledge in this field to talk to them.
It is not my parents or I would have had them have a contract on their tenants.
It is older people that were more trusting than realize renting property is a business.
I do not want to get in the situation incase something goes wrong, I do not get blamed.

I would never trust a renter, much less some month-to-month bum.

You can tell them but if they are squatters you have to go to court, file it and then they have I believe 60 days before the Constable (not sheriff or city police in BR) serve the eviction notice. Then try to sue for back rent in small claims court which is a waste of money because they don’t have any.

Anything not attached to property (ie..bolted down) you have to remove to the street. Any item bolted down you can keep.

Which is how I got a very nice plasma saw machine in exchange for 6 months of a deadbeats rent.

Gots to follow the law (designed to prevent people from becoming homeless with no notice). Losing an eviction hearing, as an owner, would really suck and I’ve seen it happen.

that is great - if he can get a bunch of work. Most property managers just do them on their own.

Can they just cut the power and water off? Serious question. Seems like this would help encourage them to leave.
