No. You have to go in front of a judge and go through the process. It’s a pain but they will sue you if not done right.

There are professional squatters out there all over this country.

It’s apparently a cottage industry in states like California with strong squatter’s rights.

It works until they try this shite with the home of someone who garners sympathy, at which point they are “encouraged” to leave before having their face rearranged.

Case in point, a pair of AirBnB squatters laid claim to a veteran’s house after renting just long enough to assert squatter’s rights. They were convinced to leave when a motorcycle club decided to intervene should they not vacate the premesis.

Just so its clear, its illegal to evict someone without a court order. Doing so without court approval will lead to lots of legal trouble.

I own Rental property and know you have to follow certain steps to get someone evicted legally. If you screw up one step the courts will rule against you. You can go back after you make corrections which will cost you time and more money.

That is why I really would rather these people get an attorney who is familiar this field.

I was going to suggest this. I also liked removing the front and back doors for repair and repaint. Best to do either of these while they are gone.

Evictions can be tricky if it’s anything other than non payment of rent. Interesting that he specializes in them. Most of my clients who have more than a few rental properties do the evictions themselves and have me handle only the weird stuff.
