Exactly. If our HOA had not been pretty aggressive with the subject home owners, it would have been a lot worse.

Still, what HOA requires the inside of your house be updated, modernized, or generally kept in shape?

IMO, a shitty interior of a house lowers a home price more than a shitty exterior/fence/lawn.

It really isn't. Prices on a per sq foot basis have done nothing but gone up over the last 5 years. Market wise real estate is in a correction, but not ~20% worth of correction.

Offer to spackle his sheet rock holes for free? I’m guessing there are more issues than a few holes in the drywall and outside cosmetic issues.

Or buy it and flip it, if you’re so sure of the current value.

During the recession I had some trashy neighbors that built a new custom house, closed on it and walked away from their current one. Just left the keys inside and moved out.

Foreclosure fricked everyone else. I hope they are enjoying their 520 credit scores 6 years later. Bastards.

Offer them $90 per SF, fix it back to spec, then flip it. You make profit and get the comps back up. From what you are saying, most of the repairs are labor, with a minimal cost.

Appraisers throw out the lowest and highest comp. Be happy you’ll get new neighbors soon. Hopefully they make improvements.

People that hate being in a HOA are dumb. Protecting your home's value is one of the smartests decision you can make. You have homeowners insurance but you don't want to protect against the value plummeting?

When Shonda and Ronda show up next door with their 9 children you'll be glad you have to legal mean to effective make them leave.


Oh and don't complain about the HOA that was there when you bought your house and signed and the agreement.
