Freaking Trashy Neighbors

Great example of what having trashy neighbors does for you.

These neighbors in particular have destroyed their house and yard to the point (flower beds overgrown with weeds, fences demolished by kids, holes in the walls in the sheet rock, floors ruined, etc) where they are having to really discount the house to get it to move. Average price per square foot is running around $127 to $135/sq foot in our neighborhood and they've got theirs listed at $110.

So the whole "It's their property, etc they can do what they want" theory sounds great, but in the end they are taking money out of your pocket if you have to sell your home.

I get what you're saying but no one's really going to consider a house in much worse condition as a comp when it comes time to sell. I wouldn't worry about it. Hopefully you get some good neighbors and they fix up the joint.

I hope that is the case. I'm not looking to leave my home at the moment, but some friends of mine are. I hate to think they are going to take a bath over this.

Don’t sail/sale/sell.

A simple finance fact is that a loss is not realized until it is actually incurred.

If you buy a stock at $100 per share and the market price goes to $80 per share, have you lost any money?
