Just moved into a new build, so nothing significant. Just having things like blinds, mirrors, towel hooks installed.
My last place I installed a nice retaining wall and firepit and redid all the landscaping. Turned out great, but we never used the yard. Luckily it really upped the value of my house when I sold and I made all my $ back, plus some.

Bought another one not long ago, so I use the address now as my primary...for many reasons
New roof done.....actually today was pressure washing bricks..about to put system (primer/topcoat) specific to painting bricks. I have time here and there to do all the grunt stuff, when not traveling/fishing etc . Gonna get ready and probably have a pro do the actual spraying, while I backroll it
Then will redo landscaping in front. (pro)
Recover back cooking area and upgrade....then eventually pool (after cutting down 2 large cypress) (pro)
Will slowly upgrade or refresh each room inside.
I'm on a year or 2 plan....no rush
I would imagine it will significantly increase overall value from purchase

It’s been over 25 years, so these changes took place gradually.
New front yard landscaping.
Repainted a single color exterior with 3 colors: one for walls, one for doors, and another for trim.
Turned a mud room that used to be a porch into part of our kitchen for a social area rather than attempting an open floor plan. Totally remodeled the kitchen. Converted a laundry room into a walk in pantry. All new built in appliances.
Remodeled 2 bathrooms and about to do a 3rd. Might redo those first 2.
Converted an unnecessary hallway into a closet.

My house is worth more without my fruit trees and garden. I don't plan on leaving, but if I do I am going to go to a garden board dream, take out the trees, do a modest front bed and some sort of green mono culture yard. My blueberries can probably stay with a couple of citrus, but the rest will need to go.
