Mayor Broom refused about $500 million in federal funds to build a transit line along Nicholson because it went to LSU and not north Baton Rouge.

Then the owners of the land next to Magnolia Mound ended up never recovering from the recession and it's all owned by their bank.

But....LSU is growing in size like crazy and the Water Campus is slowly coming together. It's just the stuff in between that still needs work.

Yes but it'll take a combination of different factors/investment from various parties. CPRT/BRAF recently buying 22 blighted properties alongside Nicholson is a good start.

There has been some gentrification in that area. Mostly apartments that end up looking like a gated flower bed sitting in the midst of a pile of manure.

I think it very well could thrive. It'll take a massive amount of work and won't be any time soon, but I've always thought that property in between LSU and downtown was a buy low opportunity with lots of potential. The issue is I don't see the turn happening any time in the near future.

If memory serves, that was Kip's goal. He worked to make downtown a worthwhile place for the college students to go and then wanted to create an economic corridor along Nicholson which would connect the two.

Someone else mentioned the street car money SWB turned down, that was to be part of his vision as well (I think).

I’ve heard rumors in the past of a new PMAC being built down Nicholson.

That side of the north gates is doing much better than the Highland side.

A guy named Michel Moreno out of Lafayette bought all those houses on the west side of Nicholson several years ago. He was flying high with oil/fracking $$ but lost it all.

Just a guess, but if the move was to buy up all of the neighborhoods and demo the houses, even on a property-by-property basis, the expense of remediating the homes of ACM and LBP before shipping the rubble to the landfill would be cost prohibitive.

It’s why it’s easier to let them turn into crack houses and inevitably catch fire.

There’s no way the area will ever improve. It starts with the people who live there. The vast majority of people who live there, live on fixed, Government subsidized incomes. Generation, after generation that have lived in that shithole environment don’t care to change or have the desire to better themselves. It will forever be, a dangerous, ghetto shithole.

I've been promoting this idea for almost a decade but I don't have the needed capital to make it work.
I have spoken to several large developers in this area and they like the idea but are afraid to touch it for being called 'racists'.
My idea was to buy the entire area under the guise of an LSU Foundation type of group and turn it into a true Research Park for LSU.
But the racism plank is just too strong, folks would rather live on great grandpa's house that has been paid off since 1933 and is being held up by the termites holding hands just so that they can afford to buy a new Charger every year.
