Could the area between Downtown and LSU ever turn decent?

With the area near Tigerland going to complete shite it would seem like Nicholson/River Road along the river going north to downtown could try to improve itself. Having an isolated downtown from campus and the rest of the city doesn’t help either area at all.

When I was at LSU (early 90s), I lived in a really crappy apartment on Azalea street. It was one block off of campus, but squarely in the hood. Since then they’ve demolished that complex and built what looks like nice apartments/housing. So, maybe block by block over the next couple of decades it’s possible, but I’d say unlikely….

You'd need to buy up the area wholesale, bulldoze all the dilapidated housing, rezone and make necessary infrastructure improvements...but what would be the draw for that big of an investment?

As long as the current residents and their failed culture remain. No. It will continue to be a sh*t hole. I see the Biden administration is using the Fair Housing act of 1968 to move these derelicts to decent suburban neighborhoods using tax dollars. My advice if you can move to rural areas on acreage. Insulate yourselves.

I remember always being told to stay away from the dead president streets. It's a crappy part of Baton Rouge.

Maybe with a shite ton of napalm and the non-student population being dispersed outside the area.

The element who lives there is the issue and gentrifying the area is highly unlikely to work.
