How long do you think the housing market can handle 7% mortgage rates? Mortgage applications are way down










Also, I notice the rental shortage from just 2-3 years ago seems to have resolved itself. Seems as if there is more rental inventory available and not being rented the first day they hit the market. Are more people taking on roommates and that is leading to a surplus of rentals?

People bought up investment properties at a 3% interest rate and are now renting them out

Thankfully I have a duplex with a nice (both looking and attitude) tenant that pays 60% of my mortgage in rent.

The housing market won't "POP" it may adjust but even if it comes down it will still be elevated because of the historic rise the last few years. Plus homeowners are much more qualified than they were in the 07/08 meltdown so you won't see massive foreclosures due to people with 0% down payment loans.

They'll never understand bc it didn't happen to them. In their mind, its a rite of passage that they had to go through themselves which couldn't be farther from the truth.

I’ve given up moving. If I were to sell my home and purchase one of the same value my mortgage would double even at 40% down.

Birmingham. The market here is just awful. A few random gems pop up here and there, but go way over asking price for cash. There was a 1200 sq. ft house that sold for almost $500k a few weeks back I saw. Just laughable.
