It is crazy the amount of new stuff in just last 5 years. Growing up in Ruston in the 80’s it seemed like years between new stuff.

Grew up hunting what is now the Parish Park. Some beautiful woods. Good friend of mine who runs the park has done a great job with the bike trails and such.

That's interesting, because the ones I drive past on I-10 and around Houston aren't like that at all. Maybe because they really were there so long. For example, the Luling one. It was one of the first and one of the largest for a long time and there is still nothing there.
I haven't driven that stretch of I-20 in 30 years. However, I would guess that the growth isn't strictly because of Buccees. Terrell is a growing town and the Buccees was the direction of it's growth.

I loved Dowling’s before it was on Cooktown. It was in a tiny little buildings off north service road near Commerce Street, NW corner of 33 and I20, sort of west of the new gas travel center. Seems like maybe in their front yard as there was a brick house behind it. Somehow didn’t seem the same when it moved to Cooktown. I think maybe that was after the original Mr. Dowling retired or passed away.

It’s an 84 acre plot and bucees is only supposed to take 30 of that. The mayor did mention more shopping centers coming around it. Terrell has had a lot build around it, but I’ve also noticed that many don’t.

IMO its not nearly as good now. Hot Rods is a better BBQ place overall.

I mean I doubt any of them are gonna replicate what happened at terrell but most have, at minimum, had a couple eating places/coffee shops pop up

I loved Buccees back in the 90s on the way to Galveston before they became a destination. Cheap Ice and Clean bathrooms. Now I never even think about stopping at one. It is too much of a spectacle now and I just want gas and to go to the bathroom
