Gas!
I had all my utilities and services hooked up or switched to my name before I moved into my first house. Then after a few weeks living there, my central heat quit working.
I realized that I forgot about natural gas. I’d never paid a gas bill before, and it completely slipped my mind to schedule service.

Have a savings account just for house expenses and save... A LOT.

This goes without saying but fix any leaks (no matter how small) as soon as you find them. Water can cause a shite ton of damage.

There is a youtube video for any sort of repair you can think of. Make sure you have a decent set of tools.

Put a house savings account aside. Look at your amortization schedule and begin paying it off early. Make sure your mortgage company applies all of the extra payments to the principal. The earlier you start this the more you can knock out. Starting later is not near as helpful.

The property taxes you are paying into escrow now are based on the previous owner’s records.
Your new purchase price will reset those for next year and your escrow amount will shoot up next year.
Be prepared because it is too low right now.

Use youtube to learn how to fix stuff because you will be fixing a lot of stuff.

This one caught me off guard when I bought my first house. It was in mid-city and vaules had jumped up insanely since the previous owner had the property assessed. We were gonna be short in escrow by like $1,500, so our monthly payment jumped up. Was a bummer.

Maybe it’s the timing of when I bought my house but my escrow was always figured by the purchase price. The mortgage company knows that’s what your property taxes eventually will be, why wouldn’t they just go ahead and base it on that?

Keep up with regular maintenance. This is likely your biggest investment.... make sure it maintains and/Or increases in value
