Change your HVAC filters every 3 months with a mid line filter like the 3 pack Home Depot style filters. Don’t defer maintenance. Live there awhile before you start making changes that can’t be easily undone.

never bring your side piece home, you dont want them to know where you live.
also home inspections mean nothing at all and no matter what they say you may have major expenses to fix unseen bad wiring or termite damage and possible roof issues so keep a chunk of change on hand to cover that stuff

Do a full clean up of the house...Baseboards, corners, mopping, clean cabinets, windows, touch up painting. If you are going to clean A/C system duct work do it now. Clean, wipe down all furniture before bringing it in the house.
