If you are looking to build, I highly suggest a layout that allows your dryer to vent immediately outside through the wall instead of 20 feet through the attic. Builders don't like to waste exterior walls and windows on utility rooms, but it can be done and has far less maintenance issues.

You're going to pay more than a few grand extra for new construction on a large lot like that unless you're in BFE (not Base Flood Elevation).

We have dormers in both our homes and haven't had any issues. But both were built to a standard, not to a price point.

Modern price point homes can be a mess. When the per sq costs is the primary consideration issues are going to occur.

But if you can’t check your dryer spec and follow the factory recommendations.

Can you give some examples of what you are referring to as "cheaply built" in that $3m range? Materials used? Craftsmanship? Finishes?

The higher end neighborhoods have all seemed to be built with higher quality structural products like synthetic felt, post tension slabs, zip system sheathing and decking... the insulation used today is better and has a higher r-value than homes built in those older "well built" neighborhoods from the past.

You are comparing a home within its first couple of years to a home in its 3rd or 4th decade. Those older well built homes never had issues during their first few years? bullshite. They've been worked on and repaired and improved for years.

When you go to remodel an older home and really open one up you see shite that just isn't being done anymore but not out of laziness or cost effectiveness but bc we have better building practices now. Your wiring is safer, your drain lines aren't cast iron and rotten, your water isn't in the slab where a leak costs you thousands more to repair, theres not mold in the pockets of your wallpaper... trust me, I've seen enough to know that "these million dollar homes are cheaper built" is an absolute myth.

Casi iron is way more expensive than PVC and was thought to be better, but you are correct; over time they can wear out.
This is an example where spending more was not “better”.

Agreed. Had an Alvarez house for our first home and it sucked. Quality was crap and we sold it after a couple years.

Stay away from them.

I don’t mind water lines in the slab but I absolutely hate having water heaters in the attic.

Scheffy is developing a community over by CCLA called Highlake.

There are still lots available.

I think it looks promising.

We love the homes in this one, but the houses are still close together. At this point, you almost are better off waiting for a tear-down on Highland to go up if you want a good lot.

There’s a few lots for sale on Highland currently but the land they’re on is horrible. Probably why they’ve been for sale for so long.

“Older home “ in BR usually means homes built in the 1930s 40s , 50s , in highly desirable areas not 30 year old hours.

In the soon to be entirely and irreversibly ratfricked state of Florida they are putting houses so close together the mowers can’t fit between the houses.

You know, you are supposed to finance 100% of every aspect of your life and have “people” for the tedium of mowing your postage stamp.

I talked to a lady who lives in Jamestown and her house faces the lake and she was complaining about this exact same thing. Water blowing under her front door causing a shite load of problems
