Best new construction developments in or around Baton Rouge?

Are there any new construction developments planned for the BR area that have decent-sized lots and architectural character?

Alvarez has been the affordable nicer ones in the city but lots aren’t too big. There’s a new hood next to Lexington lakes going up that looks nice. Builders are building as many homes as possible on the plot of land they get.

As long as the BR zoning board continues allowing high density subdivisions across the parish, there is no reason for anyone to build decent houses on decent lots.

Depends on the price range you're looking for. The issue with BR developments is that land values are so high the developers are putting in as many lots as possible to profit. Even higher end developments right now have houses on top of each other.

If you give up on the "decent size lots", and don't mind a little drive, Pointe Marie has maybe the most unique architecture to the area. The master plan was actually done by the same guy that did watercolor. They already do a lot of events and concerts there as well. Really cool place.

Rouzan is really coming along nicely and has maybe the best location of new developments in the city. Their commercial tracts are starting to fill in. Great community, but again, houses right on top of each other.

Another one like Rouzan is Long Farm. Similar style with a little bit larger lots. Architecturally there the houses have started pushing the envelope towards modern more than they have in the front/earlier part of the neighborhood.

Valhalla on highland is higher end than all the ones mentioned. Beautiful larger homes.

Pecue Lane Estates is another higher end like Valhalla.

Willow Grove is finishing out and has a great mix of home sizes but all higher end. And thats another one in an absolutely fantastic location.

Down river road towards LSU there is a new development named Cheval Point. Same developers that have done some other great entry-level/transitional home neighborhoods in areas on the fringes of BR like Uclub South, or a few in prairieville. This one will be more affordable than all the ones mentioned and have better yards.

All of the ones mentioned are built out by custom builders rather than track builders. If youre looking for something more affordable then you will be giving up the architectural character you're looking for and going with an Alvarez, Level, DSLD... Your home won't be unique in any way from your neighbors but those builders are able to build a lot for a reason.

I certainly avoid them, but they can be done right. Alvarez wasn't even properly sloping and flashing the window sills, so it was like a water collector. He's just lucky that the damage in those homes wasn't discover until after 5 years, so he could deny liability because of the new home warranty act.

I cannot stress enough, do not buy a house built by Alvarez.

You should add Lakes at Harveston to your list. Thats going to be a cool neighborhood when it fills out.

Yep, they pushed it as some grand consumer protection act, but it was really just a way to limit liability for GCs.

Yeah forgot about that one. Thats already a really cool neighborhood-again, smaller lots. Harveston is really protective of their builders. Unless something has changed they have about 5 builders all with model homes for you to look through and they have been the same builders since the beginning whereas the other neighborhoods I mentioned have allowed more in. They appear to have started moving dirt on the big commercial tract on the other side of bluebonnet. I've always thought they were waiting on Nicholson to be 4 laned for this and if you notice they have started moving the undergrounds on the side of Nicholson so that is coming. If they do the commercial tract right (which Walpold will) thats going to become a hot spot in BR with some already great neighborhoods down there. Not thrilled about the massive apartment complex being built on bluebonnet and burbank behind the walmart. It seems like a step back for an area that was improving.

Yea man, you should see the beautiful architecture that these cookie cutter shite companies are putting out for $3,000,000 in places like Valhalla. Pretty homes are not being built right now, you either get a cheaply built $350,000 home with no character or a cheaply built $3,000,000 home with no character if you’re buying new construction.
