Bedico Creek in Madisonville

My brother and a couple friends live there and LOVE it. I frequently visit even living in BR and I think it’s a great neighborhood. Lots of little “activities” to do so to say with the trails and pool and splash pond. It’s a golf cart community, everybody is cruising around in them.

Growing up in the area in the 70’s and 80’s, Bedico meant two things:
1) The Bedico Bums
2) Bedico Creek was synonymous with great beer!

Buddy of mine is about to sell his place in Guste Island.

Way too many houses now for one egress, IMO. I’d hate to sit in that line waiting to turn out onto 1085 each morning.
Million dollar homes down to 250K. The new part along I-12 is your standard cookie cutter spec homes that you can’t fit a hardon between the houses. Front parts are nice.

Bedico isnt Madisonville, it's exactly halfway between Madisonville and Ponchatoula...it's Websters definition of the sticks

Not where the subdivision is located. It's basically just outside of Madisonville. Those little shitbox houses in the back are going to be the downfall of that neighborhood and screw up traffic all along 1085 and 1077. frick the developers and the zoning board that allowed that.

Depends on the section...it’s like 3 subdivisions in one. We love the green space, parks, jogging paths, ponds, etc... Traffic actually isn’t bad in the mornings. The new Rouse’s is nice and close to ball fields at Coquille if you have kids. It’s a pretty quiet but family friendly neighborhood.

Looked at houses and lots there and Guste Island. We chose Guste island bc the houses in Bedico Creek felt overly close to each other, it was easier to customize the plans on the lot we purchased and it was about 20k cheaper in Guste Island. That said, you can’t really go wrong in either and it’s the same builders who own the land in both subdivisions.

Hardly a “creek”. And we’re 20+ ft above sea level. Most of the area is not in a flood zone.
My biggest issue with Bedico was 1 way in, 1 way out.

He's talking about the actual Bedico Creek and if you live near it, 20ft in elevation or not, you're likely in flood zone A.

No homes in Bedico Creek have ever flooded. The roads in the front flooded 2 years ago due to a culvert issue downstream. The problem has since been rectified.
