It'll be about another year before I'm seriously house shopping, but just perusing, BSL looks stupid expensive for housing. Like, $200k for a shotgun house stupid.

$400k can buy a lot of house in Diamond head, Pass Christian, or Long Beach. You can buy a lot in those towns with $250k.

Property on the beach is expensive. Couple blocks off and values go way down. With your budget you can get a lot of home. I would avoid Biloxi & Gulfport, the other areas have unique settings with lots of quiet outdoor venues for the family. The entire coast is only 75 miles long so easy drive to get to another venue from wherever home is.

The chef at the new hotel (Pearl) is also chef at the hotel in Covington (Oxlot 9). He had a seperate bbq place in Covington for a time but closed it down so he could focus on getting into BSL. Friends with him and the owners of the new hotel in BSL. Will be great for downtown. Jeffery's food is quite a few notches above what was available in BSL previously (Sycamore would be the closest I think).

Probably closer to "Fields" next door to the 'Pearl".
Bouys also has a BBQ hut.

That’s not necessarily true for the Pass, except for maybe Timber Ridge, which is way different than what it was when I was growing up. It also floods over there every time it even threatens to rain.

If being on the water is not what you’re looking for I would look around diamond head. Nice area in the middle of everything. 25 mins to Slidell and Gulfport either way. We moved over from Louisiana (luling). While st Charles parish was nice, after being here there’s no way I would move back. We love it here. Most neighbors are all Louisiana implants who have the same tired of la theme.

I just did a zillow search in the pass. You may be right, but what I find more interesting is that the vast majority of the listings are empty lots.

Flood insurance must be hell.

We live 1200ft from the beach in an elevated home. Our 3 policy's flood, fire & wind cost about the same as we were paying in BR. We do have a smaller home in MS

We love it here too. I don't even like golf, but it's nice to have two courses right here when I do feel like it.
And like someone previously said, you can get a nice house in a quiet, established neighborhood for less than anywhere else I've lived. Great place to live.
