You must be close friends with Jeffery Nolan or you are him. This is a plat that meets the ULDC and planning staff and an engineering review agency agree the plat meets every aspect of the code. Just because you own a home in an existing subdivision doesn’t mean that no subdivision is allowed to come near you.

Everything I posted was taken from the video.

But instead of a rebuttal to the points made, we get a low IQ, angry, response.

It never crossed your mind that I don't want another subdivision because what once was an ok drive to work is borderline miserable now and adding hundreds of additional vehicles isn't going to make it better?

Well if I bought my home because I like a certain area (the way it is) and we have a mechanism for public input on the changing of that area then yes. That’s exactly what it means.

More traffic, more flooding, more whatever the frick.

Lance Brock, he’s been overseeing it since AP adopted the UDC some 20plus years ago. He got embarrassed at that soccer field hearing. Honestly the whole parish government got embarrassed.

Your probably thinking of the Master Plan, not the UDC.

Ironically, the Parish Council just tried to remove the Master Plan from the UDC. Before the UDC the MP was more of guidelines, the UDC is the law. Which now makes the MP the law and not a suggestion.

Why would they want to remove something that is an added layer of restrictions?

They are a highly respected development company located on Bluebonnet Blvd Baton Rouge LA 70810. The entire company lives in EBR Parish and Ascension Parish in the heart of the State of Louisiana.

Anytime one of these things gets initially denied people get all excited not understanding it’s basically just a delay. Cant stop these builders as best I can tell. I just can’t understand where all these buyers are coming from!

Considering damn near half the roads in AP are state owned, sounds like they need to start ponying up some money for infrastructure improvements.

Just means a new. "Older" subdivision will flood or some people who have lived here 50+ years with no threat of flooding will flood for the first time.

Were there any public meetings held by developer to educate the public and answer any questions / concerns?

Exactly. No concern can the City/Parish meet the infrastructure needs etc. The developers are largely carpet baggers with no long-term skin in the game. People are wise to start asking questions. The process is purposefully vague and shady. Just put a sign up on a property for some zoning or project. Hard to get documents for review. When it is time to question by stakeholders/citizens it is too late by design.

No reason in this day and age better documentation couldn't be uploaded online of the entire process prior to any approvals by Planning & Zoning / Council. They don't want to have public meetings or review.
