Housing prices there are still high as a camel’s pussy so still need some more “outmigration.”

Cedar Park, Liberty Hill, Driftwood, & Hays County over that same time span
I have my doubts they actually left central texas, more than likely they couldnt pass up selling their home in a hot market and just moved out to the hill country as they approached retirement

Maybe, but I don't think that's tech bros. Tech bros are probably returning to their blue enclaves partially because of BabyTac's beloved RTO mandates. They figured out that they can't commute in Austin traffic from their palace in Bastrop or wherever and needed to either spend the same amount of money on a shitbox North of UT's campus or leave.

It is also spreading.. up to hutto ( home of the fighting hippos). Down to Bastrop and dripping springs..

No one in Texas outside of Austin loves Austin. Now it appears people inside of Austin have figured that out as well.
