I bought a house a couple of years ago and the owner supplied 2 years of American Home Shield coverage, since some of the appliances were getting up there in age.
In two years, I’ve used it 5 times. I have had my pool pump and cleaner booster replaced, as well as a new dishwasher and range installed. The range alone was $4K. The coverage expired last month and I renewed it for 80-something bucks a month. I could keep coverage at that price for 5 years and still wouldn’t have spent what it would have cost me to make those replacements. I’m playing with house money and it’s working for me so far.

In my one experience, the home warranty turned out to be shite. I think they’re a scam.

I had American home shield. The slimy guy they sent out refused to replace my 20 yr old water heater which wasn’t working well and occasionally shot a flame—yes, a fricking tongue of fire—out from the bottom. He told me old water heaters were better made than new ones so I should be glad to keep the old one. I immediately cancelled the warranty.

My old house came with one, so I had some experience with it.

All the home warranty companies are complete dogshit. Don’t even bother. They hire the worst podunk contractors and handymen to repair shite that it’s not worth the headache

Had one bundled with the house purchase and it was not worth it.
If you need quick service to fix a no heat or no AC situation, the turnaround time was 2-3 days and the service companies were not who I'd call again or recommend.

I had it when I owned a home. They covered the cost to repair a fridge and a stand alone ice maker.

I have Global Home Warranty (I’m in Metairie) I had my entire duct work, liquid line, plenum, coil, and drip pan replaced for $75

They are really pretty worthless. Suppose your a/c acts up. They will send the burnout of the burnouts to fix using the cheapest possible approach known to man.

Old Republic gave me the boot too, but only after replacing one entire AC system,and everything costly on my pool (both pumps, DE filter and heater). My AC unit in my current house is pretty old, so I probably need to add a warranty here.

These companies exist to turn a profit for themselves.
There are some success stories, but these companies aren’t going to make money by replacing everyone's A/C for cheap.

Not worth it. They have no issues fixing minor or inexpensive repairs or replacements. But when it comes to something major they will do all they can not to pay for it, they will claim faulty install or not properly maintained or something along those lines.

The only time it is worth buying one is when you are selling an older house. It makes the buyer feel more comfortable. Then a year later they figure out it was never worth much.

Here’s the problem. The bolded part above cannot possibly be true for everyone who buys a home warranty or they’d all go out of business.
Some people are going to have a great experience. Some people won’t. That’s how these things work and it’s really luck of the draw.
For things like this (IMO), it’s a good idea to self insure if you can

They might replace an a/c now and then. But you’re going to experience what it is like living in Botswana for a week or so while you wrangle with them.

At best its financing a repair. At worst you have a major failure and they dont cover it after several years of paying premium.
