Anyone have experience with a Home Warranty?

Bought an older home and a one year home warranty was part of the agreement. Have never renewed an expiring warrant in the past but am considering due to age of house.
Are these warranties typically a waste of money? If a claim occurs is it a hassle to get reimbursed?
Any feedback is appreciated.

It was an improper install so it’s not covered.

General consensus will be it’s ONLY worth it if your a/c goes out. And even then it will take an act of Congress to get them to replace it.

So no. It’s not worth it.

On all home warranties that I have had, you didn't get reimbursed....when you needed a tradesman to come to your house for repairs, you paid a "deductible" and then the rest of the bill was paid by the warranty company.

I have old republic. I've used them twice and haven't had any problems. Once was an AC problem, not even sure what they replaced as I wasn't home. The other was my ice maker on the fridge. $100 flat fee both time. I figured by the time I diagnosed and got parts and fixed it myself it would be atleast $100 both times.

I've renewed twice because my AC unit is past the recommended manufacturers life. Somewhere around 10+ years. I keep hoping it will kick the bucket so I can get it replaced and stop renewing. No luck yet. I think it was $650 a year.

Don't do it. They take forever to come fix your shite.

Case 1, my good friends water heater took 32 days to get repaired..... Not replaced. It busted 4 months later and flooded his utility room. They didn't pay for damages.


My niece just bought a house and her AC went out 2 weeks. A tech came at 10PM Tuesday to look at it, couldn't find anything, told her it was frozen. They would come back. They not coming back till Monday to trouble shoot it, then they have to get the okay to order parts before they can repair it.

Took three years for my a/c unit to finally get replaced. A year later the new one was having problems and “needed Freon.”

frick home warranties and the crooked shite companies they hire to do jobs.

Warrantys like warranty companies vary in value and service

That being said I have had very good experience with several of the larger, better known home warranty companies .

The savings on any one major repair generally covers the annual premium .

My house is not quite 10 yrs old. I have had American Home Shield for the last few years, it comes in handy. I highly suggest them.

We used ours on our AC a few months after closing. It was a brand new unit. I think we had to pay 50$ or 100$ deductible but they fixed whatever was wrong with it.

Yuuuge rip-off. I had one, tried to use it and wouldn’t cover shite. Don’t get it.

Like everything, you get what you pay for. The more reputable ones are worth it. I have a friend who owns around 60 rentals, all covered under warranty policies. It's saved him 10's of thousands of dollars in repairs.

I guess I'm in the minority, but I've really appreciated my home warranty.

I recently bought and renovated a home with two units. The previous owner transferred the American Home Shield warranty to us. A few months before the sale, they used the warranty to replace one of the attic units. During the renovation, the other unit started crapping out. We have since replaced the other attic unit and outside condenser.

We paid our small deductible each time, and the same HVAC company came out each time. We became friendly with the guy that came out, and he had no problems recommending replacement of parts instead of repair to American Home Shield. They put in the service order and came back in a timely manner once parts arrived. I guess I lucked out with a good crew.

I had American Home Shield as well. They were fantastic. I had two fridges fixed, entire AC unit plus condenser, water heater, dryer and microwave. The only thing they took long on was the AC because it was about 6k worth of AC and labor. I highly recommend them.

Maybe against the grain...but over two years (1st yr paid for) my Old Republic warranty got me money for a new dishwasher & fridge (don’t take their replacement unit, just use the cash toward a better one)...as well as a brand new A/C system ($3600 Trane unit)

They chose not to renew me this year, so I guess I did good

My dad has American Home Shield and that hasn't been the case at all for him.

He submitted a request for service on his AC on a Sunday. They called him the next day to set up time for tech to come out. AC tech arrived that Tuesday and fixed AC the same day.

Warranties are for peace of mind, but when they are needed whatever company is offering you the warranty will do anything possible to not pay out, so ultimately it's just a charade.
