FWIW I think it would be cool to work at Tractor Supply. One of my favorite stores.

Move to the Florida gulf coast between Carrabelle, and Mexico Beach. Easily buy a gulf front home for that.

Why spend so much?

Describe house and land.

In paducah ky. You get a nice modern stone mansion for less than half that with established grounds and gardens. Good schools.

I've never considered moving but on my many trips to Tennessee, northern Alabama seemed okay. Around Gadsen. Not far from Chattanooga.

Around Gadsen

Around Gadsden, not in it. Gadsden is basically a small scale version of Baton Rouge, minus a huge campus and good food. Drive 30 minutes up hey 431 to Guntersville. Buy house on the lake.

If I can afford a $1.2M house my kids are going to a top private school.

Have you ever been to a top notch public school? Yes certainly the best private schools would be best but you are talking $20,000+ per kid/ year. Will that money change your life with his income, no. But if you have 2-3 kids and can live wherever you want, I'd choose somewhere with a top notch public school system and save you that $50k year. Top notch public schools are extremely good and better than average private schools.

Tennessee didn't have a state income tax when I lived there 8 - 9 years ago...

That's why I made it a question. Also, they do have a state income tax on investments. So somewhere with a high income could get hammered there.
