A lot of the boomers around here that lived in Jersey City, Newark, parts of Brooklyn, Queens, etc will tell you that white flight happens *fast*. Neighborhoods and entire school districts basically changed completely in about 1-2 years. I don't know enough about MN to know if that's what's happening there but the change happens quickly once it comes.

This is new listings in 7 days. Newly listed make up 19% of the total listings of that market.

Honest question, how many were during this time frame this time last year? It is the summer, but then again, riots

Most people sell at the start of Summer when kids first get out of school. School has been out and we're several weeks into Summer. I'd like to know the answer to that as well for comparison sake but I'd be very surprised if it was ever in double digits last year in a 7 day period.

Yeah to be fair, real estate is hyper seasonal in the upper Midwest. Add in COVID and the summer selling season will be even more compacted.

With that said, I can 100% see a spike due to the riots but it’s too soon.

curious what % a similar sized city like New Orleans or St. Louis, % would be for the last 7 days.

This single statistic doesn't say much. It could simply mean homes are selling fast.

This means nothing, you could probably say this fact about just about anywhere, as houses tend to sell and get removed from the listing.

I live right outside the twin cities. There was a city council vote to replace the police today, I believe. What does that do to property values?

This doesn’t seem like that meaningful of a stat without context. If homes only stay on the market for a month in Minneapolis this time of year, 18% could be completely normal.

If “summer time” listings started at the beginning of June and those make up the vast majority of total listings, 18% could also be completely normal even if houses stay on the market for 2-3 months.

ETA: Just checked Zillow.
Total listings: 1,107
New listings in past 7 days: 159 (14.4%)
New listings in past 14 days: 261
New listings in past 30 days: 461

Note that new listings don’t include houses which have already sold, so you would expect a larger percentage to be <7 days.
