I wasn’t referring to your post, I should have been more clear.

I just locked in a 2.875% 30 year fixed on Thursday.

No origination fee.

Just typical prepaids and title costs.

Quick question about closing costs. Is there a round about percentage of purchase price that one should expect to pay. Is the closing costs more for more expensive homes? I would assume prepaids are higher but actual closing fees should be the same, right?

Can be. Gonna vary by state.

State Transfer fees and title insurance can be based on purchase price.

Other fees like underwriting, appraisal, etc. Should be the same.

It depends how many points you bought?

For me to get from 3% to 2.875% it was an additional 7 years to paypack the difference in closing cost. Likely won't be in the house that long.

Got a quote today, 2.375% on a 10 or 15 year, $3700 in fees. Should I lock that? I'm getting another couple of quotes tomorrow.

Edit: 2nd lender called me back just now, has 2.25% on a 15. $2800 in fees.

Right. It’s just I can’t even find a jumbo almost anywhere and then he comes up with this amazing rate for a 30 year.

No it's not
They are getting those rates cause they most likely have large asset accounts with them

They can give all sorts of crazy loans and rates if that's the case

Around $7,400 without the owner's title insurance policy. My attorney says he can lower some of those expenses through the title company. I am asking about the cost on the owner's title insurance because it seems excessive.

ETA: I was told the cost of the owner's title insurance is by statute in my state so that blows.

I did lock my rate yesterday, 2.25% on 15 year, up to $250K, $2900 in closing costs. I'm pretty pleased overall.
