Associated Credit Union in Atlanta has 2.875 30yr no points. And 2.5 15 yr no points. Closing cost 4K

No, you likely just bought down the rate to that low. Very few 30 year rates closing below 3 so far. The people locking in this week below 3 won’t close for a few weeks.

But that loan amount I would say no you had normal costs
Title, escrow, processing, lender fee were probably 4k then your impounds then prepaid interest to skip a months payment would all be close to 9k imo on that loan amount

Maybe you paid a small buy for the rate but you get to brag about being under 3% for a 30yr

This is what I was quoted when I was getting pre-approval. Are the fees ok?


Purchase Price- $400,000
Interest Rate- 2.875% 30 years
Down Payment- $80,000
Prepaid Expenses- $2,691
Closing costs- $6,425

You’re probably counting prepaids in that 9000. You would be paying those costs regardless of closing a refinance or not. Taking those out and that is your true closing costs you paid for that 2.875

No, add pre-paids and closing cost. Total financed would be $389 and some change.
