So write a check for the extra $5k you can't borrow if you want the house so bad or negotiate down on the price of the house or don't buy it.

You're either trolling or stupid.

I'm thinking it's his house that appraised for $5k less than it is under contract for.

Am I wrong?

Typically the purchaser would be the one paying for the appraisal through their bank / lender.

Unless this is just two people doing a cash deal and he is the seller, in which case no way the appraisal company would change their value as they could very easily get sued by the purchaser (and lose their license) if they found out about the change in value without reasonable justification.

Appraisals are the biggest racket around. All they do is go by what other houses are selling for. Most of the time they put little or no effort into determining the actual value. And before any appraisers jump in, I've seen you work firsthand. Your bullshite won't fly with me

A lot of appraisals are bullshite, but you get what you pay for. I don't understand what else would you have them go on other than

?

People can look at land value + development costs, but costs do not always directly translate to market value.

Idiots like you and appraisal companies are the reason for the 08 housing crash. You agreed to pay 5k more than the house is worth. Suck it up or pay the penalty and back out of the deal.

The appraisal company is not at fault.

They just gave you an opportunity to get the house you want for $5k less. You think the seller is going to want to start all over for a measly $5k on a $500k home?

You should have paid them 2 times.

Maybe you'll just have to settle for a aecond-hand double wide instead of a shiny new one.

There are probably many times, in the early hours of the morning, where your mother wakes up screaming "why me?" "Why did I have to give birth to such a retarded fricktard moron of a son?" Your poor mother.

You're under contract as a buyer or a seller? If you were selling, I'd understand your consternation, but its only $5K, and you should've had an appraisal done on the front end so you could competitively market your house.

If you're buying, this was an avenue for you to pay $5K less for the house you want.

Either way, you're a stupid son of a bitch and I hope your credit gets hammered, thus preventing you from obtaining future financing and you're stuck paying rent like a common fricking plebeian.

I only needed 5k more and they were assholes

And unfortunately for them they didn't deposit my check yet

So I canceled payment on the check.

Think they'll get the point and change their appraisal??

Dear OP, you were thinking too small when you cancelled the check.

I hope you read the whole thread.

call them up, apologize for steam under your collar and bring them a good check.

I always question those appraisal numbers. Everyone I've ever had was wrong.

Just recently my house appraised $120k less than what a 3rd party comp report came in at.

I can understand the numbers being somewhat off but $120k???
