You know the drill...blind advice is usually not right. What does the rest of your picture look like? Without knowing details I’d say commercial real estate. Find a good broker and know your market.

I think real estate might be better from a ROR/income stand point if you plan to leverage the 200k. I’m not a real estate investor but I know some that have done pretty well.
I like stocks because they don’t call me in the middle of the night to tell me their AC is broken or their roof is leaking. Stocks are way more liquid than real estate. If I see things aren’t going the way I like, I can change things with a few clicks of the mouse.
