Walden Neighborhood off Perkins

Anyone know anything about this neighborhood? Seems like it’s in a good spot, not a lot of traffic going through the neighborhood, and you can get a lot of house for not a terrible price per square foot. Obviously, it’s not the caliber of some of the newer neighborhoods, but with kids I don’t need my house to be top of the line everything.

I used to fish there. If you dressed nice nobody would say anything.
I lived on Boone a mile or two from there. Neighborhood wasnt bad but it was really close to some areas that were bad. I really liked the location, though.

Back in the day, way way back, Walden was the shite for wealthy stuck up people that didn’t think their shite stunk unless you lived in Bocage or Stones Throw.

Dale Brown had a house in that neighborhood. I loved the feel of it. Nice trees, curved roads, ponds, kids playing. No idea what it’s like now but I’d assume good.

I grew up nearby and it’s a nice neighborhood with well-built homes. Many of the houses have small lots with most of the land in the neighborhood being common ground. In 2016 a some of the hoses flooded, especially the ones by the swampy lake near Kenilworth Parkway and the bridge on Boone. Check the flood maps.

Walden isn’t really the same feel as Kenilworth houses.

I've always liked Walden and have visited many homes. That said, the homes are now old enough for many to need major repair. Some have impractical features like angled drives and extreme brickwork. The whole development is in a swampy gully. Look for lots with some slope to the yard. It's managed by the Lewis Company whose expensive services you may not want. A few years ago they were trying to sell off the tennis courts. So, check status of common areas.
It is next to a park but screened by a swamp forest and Dawson Creek. That same creek and woods limit contact with the rundown apartment complexes off of Staring. You might look for homes closer to Kenilworth side. My only long-term worry would be the future of all the Pennington Center land off Kenilworth. Pennington/LSU might sell it to a developer someday.
House-hunting note - Always know what is behind a house. Open ditches, bad neighborhoods and abandoned oil/gas wells do not disqualify, but do call for investigation. Flood maps are politically influenced. Topo maps are not, look for high ground.
